1. Leaky Roofs

Leaky roofs occur for a wide range of reasons but one thing is for sure – they should not be taken lightly. A build-up of moisture can lead to water stains, mouldy rafters and other serious structural damage.

You’ll know you have a leaky roof if there is water dripping onto the floor or if there are water stains on the ceiling or walls. In our previous post we discussed how to spot the source of a leaky roof.

2. Poor Workmanship and Installation

Unfortunately, problems with your roof often come from unsatisfactory workmanship. If your roof wasn’t installed correctly, you are very likely to have problems that will reduce its life expectancy.

3. Damaged Fascia or Gutters

The fascia is the band that runs horizontally and is situated vertically under the roof edge. It protects your roof and the interior of your home from weather damage by blocking an entrance for water and debris.

You might notice problems with the fascia just by looking at it. If you see any signs of rot or damage, this means that it’s not doing its job and there has probably been a breach of water.

Gutters also help by making sure that water and debris run off the roof. Gutters are very prone to becoming clogged with debris, which leads to inefficiencies and a build-up of mould.

You can identify gutter problems by searching for visible damage or examining your drainpipe. If you don’t notice water coming from the drainpipe, your gutters may be damaged or clogged.

4. Deteriorated Flashings

Flashings help to seal gaps in your roof that are caused by edges, walls, drains and other areas.

Constant exposure to the weather could lead to oxidation, which causes flashings to deteriorate or come loose. Examine your flashings a few times a year, especially after severe weather events. If they look damaged or loose, contact a professional to get them repaired.
